Edgemont, Canyon Heights & Grouse Woods

The Capilano Prestige Corridor.

This corridor represents the most prestigious asset class in North Vancouver. Unified by the Handsworth Secondary catchment, these neighborhoods command the highest price-per-square-foot on the North Shore. Investors and buyers here are acquiring premium land utility, mature architectural pedigrees, and immediate proximity to the 'Village Lifestyle' without the density of the urban core.

The Village Anchor

Edgemont Village is the social and commercial heart of the zone.

  • The Asset: A highly curated, flat, pedestrian-only retail experience (cafes, boutiques, organic grocers).

  • The Premium: The closer a property is to the Village, the higher its baseline liquidity. Homes within a 10-minute flat walk of the Village trade at a significant premium over similar structures further up the slope.

Lions Gate Commute

This zone's geographic advantage is its proximity to West Vancouver and Downtown.

  • The Route: Residents bypass the Highway 1 cut entirely, relying heavily on Capilano Road and the Lions Gate Bridge.

  • Analyst Note: "While physically closer to Downtown Vancouver than the East Side, the commute is highly sensitive to Lions Gate Bridge traffic. Off-peak access is unmatched, but peak-hour friction is a factored cost of the lifestyle."

Handsworth Secondary School

Handsworth Catchment

This is the ultimate neighborhood price-floor.

  • The Asset: Handsworth Secondary is consistently ranked among the top public schools in British Columbia.

  • The Impact: The catchment boundary dictates pricing. A house inside the Handsworth boundary will almost always appraise higher than the exact same house built one block outside of it.

    • Profile: Flat lots, a mix of preserved 1950s bungalows and massive new luxury builds.

    • Analyst Note: "The highest land value per square foot on the North Shore. You are paying heavily for the 'sidewalk lifestyle.' If you don't care about walking for coffee, your capital is better deployed further up the hill."

    • Profile: Sloped lots, heavy concentration of original West Coast Modern architecture, and elevated sightlines.

    • Analyst Note: "Offers significantly more square footage and privacy than the Village for the same price, but lacks the flat 'soccer yards.' A prime target for buyers seeking architectural character or renovation ROI."

    • Profile: Large, distinct lots tucked between Edgemont and Canyon Heights. Heavily treed and ultra-quiet.

    • Analyst Note: "A pure residential pocket with zero commercial traffic. It offers a hybrid advantage: the lot sizes of Canyon Heights with an easier, flatter approach to the Village."

    • Profile: Bounded by Capilano Road, offering a mix of mid-century homes and newer builds.

    • Analyst Note: "The value entry point for the Handsworth catchment. It offers excellent proximity to the Village, but buyers must strategically vet properties for road noise from Capilano Road or Highway 1."

    • Profile: Late 80s and 90s West Coast contemporary homes, steep terrain, and absolute forest immersion at the base of Grouse Mountain.

    • Analyst Note: "The highest elevation in the Handsworth catchment. Buyers here secure significant interior square footage and total privacy at a measurable discount to Canyon Heights. However, you must strictly price in the 'Snow Line' reality—winter tires are mandatory—and absolute car dependence for daily utility."

School Catchments

The Edgemont and Capilano corridor is entirely anchored by the Handsworth family of schools. This catchment is the single largest demographic driver for the zone, creating a highly resilient "price floor" even in cooling markets.

  • Secondary: Handsworth Secondary (Grades 8-12)

    • Note: Recently completely rebuilt into a state-of-the-art facility. It is consistently ranked among the top public schools in the province and offers a highly sought-after Advanced Placement (AP) program.

  • Elementary Feeder Schools:

    • Highlands Elementary & Canyon Heights Elementary: The primary English-track feeders, deeply embedded in the residential fabric of the neighborhoods.

    • Cleveland Elementary: Located on the western edge, offering the primary French Immersion track for the Handsworth catchment.

Analyst Note: The "Boundary Premium"
The Handsworth catchment line is one of the most financially rigid boundaries on the North Shore. A property located just one block inside the catchment can command a 5-10% premium over an identical property located just outside of it (often feeding into Carson Graham).

Always verify specific addresses using the NVSD44 School Locator.

Analyst Note: Verify Your Boundary

School catchments in North Vancouver do not align perfectly with neighborhood borders. A property on the "wrong" side of the street can impact resale value.
