The housing stock reflects that premium directly. Preserved 1950s bungalows sit beside massive new luxury builds, and both are competing for the same flat, walkable land. There is no sloped-lot discount here the way there is in Canyon Heights or Grouse Woods.

What sets Edgemont Village apart from the rest of the corridor is that walkability, not lot size or privacy. Buyers who want more square footage or a quieter, treed setting typically look toward Forest Hills or Canyon Heights instead.

Analyst Note: You are paying heavily here for the sidewalk lifestyle. This is the right community for buyers who genuinely want to walk to coffee, dinner, and the grocery store on a daily basis. If that walkability isn't a priority for you, your capital is generally better deployed further up the hill in Canyon Heights, Forest Hills, or Grouse Woods, where the same budget buys more house and more land.

Edgemont Village sits within the Handsworth Secondary catchment, the anchor school for the entire corridor. Elementary feeders in this area are drawn from Highlands and Canyon Heights Elementary, with Cleveland Elementary offering the corridor's French Immersion track.
