Deep Cove & Dollarton

Where the inlet meets the trailhead

Deep Cove has a rhythm most of the North Shore doesn't: kayaks on the water by 8am, a lineup outside the bakery by 9, and a quiet that settles back in by evening. It's a smaller, tighter-knit market, and the homes here don't turn over often, so when something genuinely good comes available, it tends to move fast.

I tell buyers looking here the same thing every time: come with your decision mostly made, because the homes that fit Deep Cove's particular charm rarely sit long enough for a second look.

Edgemont & Canyon Heights

Village mornings, mountain afternoons

Edgemont Village is one of the few genuine "third places" left on the North Shore: a coffee, a butcher, a bookstore, all within a five minute walk of most homes in the catchment. It's a big part of why families plant roots here and don't leave.

The Handsworth catchment that covers Edgemont and Canyon Heights is one of the more sought-after school zones on the Shore, and it shows up in how steady demand has stayed here even when the broader market cools.

Lynn Valley

Forest at the door, town centre five minutes away

Lynn Valley does something a lot of neighbourhoods talk about and rarely deliver: real trail access without giving up a real town centre. You can be on the Baden-Powell trail in ten minutes and back at the rec centre or the farmers market twenty minutes after that.

It's a genuinely broad market too, post-and-beam character homes a few streets from new townhouse construction, which means there's usually a path in for buyers at more than one price point, not just one type of home.

Lower Lonsdale & The Shipyards

The twelve-minute commute that actually feels like one

If a downtown commute matters to you, this is the conversation that usually settles it. The SeaBus from Lower Lonsdale to Waterfront Station is genuinely twelve minutes, frequent, and about as painless as a commute gets anywhere in Metro Vancouver.

It's also where most of the North Shore's newer condo and townhome supply sits, which means more entry points for buyers who want walkability and density without leaving the Shore behind.
