Delbrook operates as North Vancouver's steadiest value play. There is no commercial village here and no waterfront premium, just generous lots and a direct line into the Carson Graham catchment. The market is built almost entirely on land and school boundary rather than lifestyle branding, which is exactly why buyers priced out of Edgemont keep landing here instead.
The Land Play
Delbrook's value case is almost entirely about square footage of dirt, not square footage of walkability.
- The Asset: Generous 7,000–15,000 sq ft lots carrying 1950s–70s ranchers and split-levels, many in original or lightly updated condition.
- The Opportunity: Lot size and setback flexibility make Delbrook one of the North Shore's more realistic renovation and rebuild plays, you're buying land and optionality, not a finished lifestyle package.
The Braemar/Carson Graham Majority
This is the real price floor for the area, more than any single amenity, and it isn't evenly split down the middle.
- The Asset: Most of Delbrook and Upper Delbrook feed Braemar Elementary and Carson Graham Secondary. A handful of smaller pockets west of Delbrook Avenue are the exception, feeding Highlands Elementary and Handsworth Secondary instead.
- Analyst Note: Don't assume by rough geography alone, those Handsworth pockets are the minority case, not a clean 50/50 line, and it is exactly the kind of detail a serious buyer should confirm before falling for a listing photo. No Village of Its Own
The trade-off for the lower price-per-square-foot is a genuine lack of a walkable commercial core.
- The Asset: The Delbrook Community Recreation Centre is the one true local anchor, pool, arena, and community programming built on the site of the former Delbrook Senior Secondary.
- The Trade-off: For groceries, cafes, and daily retail, residents lean on Edgemont Village and Lonsdale Avenue, both a short drive away. This is a car-dependent neighbourhood; buyers who need to walk to a coffee shop should look toward Edgemont Village instead.
