There is no single commercial hub tying it together. What holds this corridor together instead is elevation, mature tree cover, and consistently strong school access.
The View Premium
Upper Lonsdale's defining asset is elevation, and buyers pay for it directly.
- The Asset: Homes along the upper slope carry genuine sightlines to Burrard Inlet and the downtown skyline, on larger lots than you'll find lower down the hill.
- The Trade-off: View lots up here often come with steeper driveways and retaining walls. Budget for that in due diligence the same way you would for any hillside North Shore property, the view is real, but so is the site work that comes with it.
A Genuine Park Density
This corridor is unusually well-served by green space for how central it is.
- The Asset: Princess Park itself (an off-leash park with trails, tennis courts, and a creek), Braemar Reservoir Park, and Mount Froome's hiking and mountain biking trails all sit inside this neighbourhood's own boundary.
- The Value: Families get genuine outdoor amenity access without a drive, a real point of difference from more built-up parts of the Lonsdale corridor.

- The Asset: Braemar Elementary and Carisbrooke Elementary both feed Carson Graham Secondary for most of Upper Lonsdale, Braemar, and Princess Park, while Boundary Elementary feeds Argyle Secondary for most of Tempe.
