Cascade, the Far Fire Lane

The furthest reach of the fire-lane corridor itself, purely a geographic distinction from Woodlands and Sunshine Falls rather than a different market. Most homes here are still road accessible, and some genuinely beautiful larger homes are found in this pocket, though a smaller collection of boat-access-only properties are mixed in along the way, always confirm access type on a given listing.

It's a weaker fit for buyers who specifically want the total isolation of boat-access-only ownership, that's Indian Arm's market, not this one.

There are no schools physically located within this corridor. It falls under the Deep Cove/Seymour catchment, fed by Seycove Secondary (Grades 8–12, home to a highly regarded French Immersion program and specialized Hockey and Dance academies), with Cove Cliff Elementary and Dorothy Lynas Elementary as feeder schools. Because there is no pedestrian access to these schools, families here are entirely dependent on personal vehicles or community carpools, and winter or heavy rain conditions on Indian River Drive add measurable time and friction to the daily routine.
