Deep Cove & Dollarton
Dollarton
The Waterfront Estates
Dollarton is the stretch of shoreline leading into Deep Cove, and it holds some of the most expensive waterfront real estate in Canada. Where Deep Cove is built around a walkable village core, Dollarton has no commercial hub of its own: it is a drive-to community, defined by privacy and direct water access rather than street-level amenity.
The homes here are large, mostly custom, and mostly waterfront or water-oriented. Buyers are not shopping for a walk to a coffee shop; they are shopping for a dock, a view, and distance from their neighbours.
That trade-off is the whole story of Dollarton relative to Deep Cove: less walkability, more privacy and water access. Buyers who want both usually end up choosing one or the other rather than finding it in a single property.
Housing Stock
- Waterfront and water-oriented lots: Large parcels, predominantly custom-built homes, with a mix of established properties and ongoing redevelopment of older post-war homes on oversized lots.
- Price tier: Dollarton's waterfront segment prices well above the neighbourhood's blended Single Family HPI benchmark (see the Deep Cove & Dollarton page for current figures), water access, not square footage alone, drives the premium here.
- Non-waterfront pockets: A smaller number of homes sit back from the water without direct access; these trade closer to the neighbourhood benchmark than the waterfront tier.
Who This Is Actually Right For
Analyst Note: Dollarton suits buyers prioritizing privacy, water access, and estate-scale lots over walkability or price sensitivity: boat owners and buyers wanting a genuine waterfront lifestyle are the classic fit. It is generally not the right community for buyers who want to walk to dining or shops, or who are budget-constrained; that buyer is usually better served by Deep Cove's Village core.
Lifestyle & Amenities
- Waterfront & boating: Direct water access and dock potential are the defining amenities of this community, not retail or dining.
- No commercial hub: Dollarton residents drive into Deep Cove Village or Parkgate for day-to-day shopping, dining, and services.
- Quieter than the Village: Without a walkable commercial core, Dollarton sees far less seasonal tourist traffic than Deep Cove Village.
- Marine & foreshore considerations: Waterfront isn't just a view here: it's a jurisdiction. Buyers should vet marine setbacks, foreshore leases, and dock rights with the Port Authority before writing an offer on any water-facing lot.
Schools
Dollarton feeds Sherwood Park Elementary, then Seycove Secondary, the same Seycove family of schools that anchors the whole Deep Cove & Dollarton area. Sherwood Park is also the primary destination for the area's French Immersion program, a significant draw for families on the Dollarton strip specifically.
Catchment lines can differ from what the map suggests, especially for specialized programs. See the full School Catchments breakdown on the Deep Cove & Dollarton page, or verify your exact address with the NVSD44 School Locator.
