Queens

Detached homes on the slope above Dundarave, many with a view.

The Short Version

Queens climbs the hillside behind Dundarave, on residential streets like Queens Avenue, Rosebery Avenue and Orchard Way. It's almost entirely detached homes, many with water and city views, with the village a short drive or a steep walk down.

For buyers who want Dundarave's schools and village without paying for the flats or the waterfront, Queens is often where the search ends up.

What You're Buying

What sets Queens apart

The assets, the trade-offs and the details worth checking before you make an offer.

Houses With a View

Elevation does a lot of the work here.

The Asset

Detached homes on sloping lots, many facing south over the water. Original mid-century homes and newer rebuilds sit side by side on most streets.

The Trade-off

The slope that brings the view also brings steep driveways, retaining walls and drainage to check. Some streets are a real climb back from the village.

Renovate, Rebuild or Add a Unit

Older homes on good lots.

The Asset

Renovating or rebuilding is a common conversation in Queens, and provincial small-scale housing rules allow more than one home on many single-family lots.

Analyst Note

Before you plan a rebuild or a second unit, confirm zoning, setbacks, any view covenants or other charges on title, and the cost of slope and drainage work. What's allowed varies by lot, so check the specific property.

Dundarave's Address, Up the Hill

Often the more attainable way in.

The Asset

You get the same schools and the same village down the hill, usually at a lower price per square foot than the flats or the waterfront.

The Trade-off

Homes closest to the Upper Levels Highway pick up more traffic noise. The quietest streets are usually a few blocks away from it.

"Queens is where I take buyers who want a Dundarave house without the Dundarave flats price. A good view and a well-built older home on a solid lot is often the best value here."

Catchments are set by address, not by neighbourhood, so treat this as a starting point.

Elementary Irwin Park Elementary

K to 7. The Dundarave elementary school, serving much of Queens.

Secondary Secondary Schools

Depending on the address, students attend West Vancouver Secondary or Sentinel Secondary.

Analyst Note

West Vancouver's catchments don't follow sub-area lines, so confirm the exact address in the West Vancouver Schools School Locator. Programmes like IB and French Immersion have their own enrolment process and limited space.
