The Short Version
Altamont sits just west of Dundarave, on quiet, tree-lined streets like Palmerston Avenue, Mathers Avenue and Altamont Crescent, down to the waterfront along Marine Drive. It's one of West Vancouver's most established estate neighbourhoods.
Almost everything here is detached, the lots are large, and turnover is low. When a home does come up, it's usually a significant one.

Estate Streets
Privacy and space close to the village.
Large lots with mature trees and gardens on streets with little through traffic, a few minutes from Dundarave's shops and the pier.
Supply is thin. With only a small number of homes for sale at any time, buyers may need patience to find the right fit.
The Waterfront
Where values are set lot by lot.
A stretch of waterfront homes along Marine Drive, many with private access to the shore and open views across to the city and the harbour.
Waterfront value comes down to frontage, beach access, slope and the condition of any seawall or shoreline works, so two sales a few lots apart can tell very different stories. Ask about shoreline works and the District's rules for building near the water, and rely on a careful comparable analysis rather than an area average.
Land Value and Rebuilds
Many buyers are buying the lot.
On many Altamont properties, the land carries most of the value, and older homes are often bought to renovate extensively or rebuild.
Before you plan a renovation or rebuild, confirm tree protection, setbacks and anything registered on title, and if the home won't be your principal residence, ask about any provincial taxes that apply.

Depending on the address, Irwin Park Elementary or West Bay Elementary (IB Primary Years Programme).
Depending on the address, students attend West Vancouver Secondary, Sentinel Secondary or Rockridge Secondary.
West Vancouver's catchments don't follow sub-area lines, so confirm the exact address in the West Vancouver Schools School Locator. Programmes like IB and French Immersion have their own enrolment process and limited space.
