MLS® Sub-Area · West Vancouver
Dundarave
A small village by the pier, with homes of every kind a few blocks up.
The Short Version
Dundarave is West Vancouver's other village: a few blocks of cafés, restaurants and shops along Marine Drive around 25th Street, with Dundarave Pier, the beach and the west end of the Centennial Seawalk just below.
It feels smaller and quieter than Ambleside, but it has a real mix of homes: detached houses on the flats and the lower slope, low-rise condos along Bellevue and Marine, and a handful of duplexes and townhomes.
What You're Buying
What sets Dundarave apart
The assets, the trade-offs and the details worth checking before you make an offer.
A Village by the Water
Small enough to feel like a neighbourhood.
Coffee, dinner and groceries on Marine Drive, the pier and beach at the foot of 25th Street, and the seawall running east to Ambleside.
Homes within an easy walk of the village don't come up often, and summer weekends bring crowds and tight parking near the beach.
Condos That Range Widely
From an older one-bedroom to a waterfront penthouse.
Low-rise buildings along Bellevue Avenue, Marine Drive and Argyle Avenue cover a wide range, from older apartments that are among the more attainable ways into the area to a few waterfront buildings where suites trade at detached-home prices.
With so few buildings, two Dundarave condos can look alike on paper and be worlds apart in value. Compare within the same building or vintage, and read the depreciation report and recent minutes before you write an offer.
Houses on the Flats
Detached homes within walking distance of the pier.
Detached homes on mostly level lots between the village and the lower slope, where the pier, the beach and Marine Drive's shops are a short walk away. Original homes and newer rebuilds sit side by side.
Lots near the village tend to be smaller than those up the hill, and the commercial blocks along Marine Drive can redevelop over time. Before you buy close to them, look up any active development applications nearby and confirm what's registered on title.
"In Dundarave you pay for the walk to the pier. I like to show buyers what that walk is really worth by comparing homes near the village with similar ones a few blocks up the hill."
