Home/West Vancouver/Upper West Vancouver
Upper West Vancouver
Newer homes, bigger views, and Cypress at the top of the road.
The Short Version
Above the Upper Levels Highway and west of the British Properties, the slopes of Westhill, Westmount, Cypress Park and their neighbours were generally developed later than the waterfront below. That means more homes from the 1970s onward, plenty of view lots, and quick access to the highway and to Cypress Provincial Park.
It's a car-first part of West Vancouver. Buyers come here for space, views and newer construction rather than a walk to the village.

What You're Buying
What sets Upper West Vancouver apart
The assets, the trade-offs and the details worth checking before you make an offer.
Views and Newer Construction
More of the homes up here were built in the last few decades.
View lots across the upper slopes, with a larger share of newer and custom homes than the older neighbourhoods below.
Elevation brings more snow, steeper driveways and longer drives to shops and schools.
Cypress on Your Doorstep
The mountain is a few minutes up the road.
Cypress Bowl Road climbs to Cypress Provincial Park for skiing, snowshoeing and summer hiking, and the Upper Levels Highway runs east to the bridges and west to Horseshoe Bay.
For families who ski or hike, this is about as close to the mountains as city living gets.
Detached Homes and Strata Communities
Mostly detached, with some townhome and strata options.
Predominantly detached homes, plus townhome and strata communities in some pockets.
In strata and bare land strata communities, review the bylaws, the depreciation report and the contingency reserve fund as carefully as the home itself.

"Up here the numbers often favour a newer home over an older one a few hundred metres down the hill. I'd rather show you that trade-off in the data than in a brochure."

Schools near Upper West Vancouver
Public schools that serve or sit close to the area. Catchments are set by address, not by neighbourhood.
Grades 8 to 12. On Headland Drive in Caulfeild, serving much of western West Vancouver.
Grades 8 to 12. In the British Properties, closer to the eastern part of the uplands.
Depending on the address, including Caulfeild, Chartwell and West Bay elementary schools.
West Vancouver's school catchments don't follow neighbourhood names or MLS® sub-area lines, and two homes on the same street can sit in different catchments. Before you fall for a listing, check the exact address in the West Vancouver Schools School Locator. Grades 1 to 12 admission is limited to in-catchment students, so the address matters.
