The Short Version
Caulfeild takes its name from Francis Caulfeild, who bought land here in 1899 and laid out roads that follow the natural contours instead of a grid. The result is narrow, winding streets, mature trees and estate-sized lots running down to the water, with Lighthouse Park at the southwest edge.
Bayridge, Sandy Cove and Upper Caulfeild round out the area, and Caulfeild Village Shopping Centre handles daily errands. It's quieter and more residential than anywhere east of it.
Market Snapshot
The Caulfeild market this month
Three numbers that tell you where this part of West Vancouver stands right now.
What You're Buying
What sets Caulfeild apart
The assets, the trade-offs and the details worth checking before you make an offer.
Character and Heritage
The streets are part of what you're buying.
Lower Caulfeild is a Heritage Conservation Area, which protects the neighbourhood's character and its winding, tree-lined lanes.
Changes in the conservation area go through additional review, with the Lower Caulfeild Advisory Committee advising the District. Build that into your timeline and budget before buying with renovation plans.
The Water and Lighthouse Park
Shoreline on one side, old-growth forest on the other.
Waterfront and near-waterfront homes around the coves, with Lighthouse Park and the Point Atkinson Lighthouse a short walk for much of the area.
Narrow, often one-way roads and limited transit make this a car-dependent neighbourhood.
Village and Schools
Elementary to graduation without leaving the area.
Caulfeild Village Shopping Centre (opened in 1987), Caulfeild Elementary (established in 1954) and Rockridge Secondary on Headland Drive.
For families, having groceries, an elementary school and a secondary school this close is a genuine draw.

"Caulfeild buyers usually fall in love with the streets first. My job is to make sure the house, the heritage rules and the price all make sense too."

Public schools that serve or sit close to the area. Catchments are set by address, not by neighbourhood.
K to 7. At the west end of the district, near Lighthouse Park.
Grades 8 to 12. On Headland Drive in Caulfeild.
K to 7. IB Primary Years Programme, a short drive east.
West Vancouver's school catchments don't follow neighbourhood names or MLS® sub-area lines, and two homes on the same street can sit in different catchments. Before you fall for a listing, check the exact address in the West Vancouver Schools School Locator. Grades 1 to 12 admission is limited to in-catchment students, so the address matters.
