MLS® Sub-Area · West Vancouver

British Properties

The original planned hillside: curving roads, big lots and long views.

The Short Version

The British Properties sub-area is the original heart of the hillside above Park Royal and Ambleside, on curving roads like Eyremount Drive, Southborough Drive, King Georges Way and Stevens Drive. Its first phase was laid out by the Olmsted Brothers, the firm behind New York's Central Park.

It's almost entirely detached homes on large lots, many with views over the harbour, the city and the Strait, with Capilano Golf and Country Club at its centre.

What You're Buying

What sets British Properties apart

The assets, the trade-offs and the details worth checking before you make an offer.

A Planned Hillside

Designed for space, privacy and the view.

The Asset

Winding roads that follow the slope, generous lots, mature trees and long views. The original plan set the tone the neighbourhood still has today: quiet, green and residential.

The Trade-off

There's no village and few sidewalks on many streets. Groceries and errands mean a drive down to Park Royal or Ambleside.

Mid-Century Homes, Modern Rebuilds

The view stays. The house is the variable.

The Asset

Much of the housing dates from the mid-1950s to the mid-1980s, from original West Coast modern homes to large newer custom builds on the same streets.

Analyst Note

With older homes, the real comparison is renovation cost versus rebuild cost on that particular lot. Price the inspection findings, the slope and the services before you settle on a number.

Read the Title Closely

Rules beyond zoning.

The Asset

Building schemes and covenants have helped protect the neighbourhood's character and views for decades.

Analyst Note

Many British Properties lots carry a building scheme or restrictive covenants on title, on top of municipal zoning, and these can control things like height, siting, view corridors and landscaping. Review the title and any registered scheme before you plan a renovation, rebuild or second unit. Older titles here may also show historic covenants, including discriminatory ones that are void and unenforceable under BC law.

"In the British Properties, I walk buyers through what a renovation versus a rebuild realistically costs before we ever talk about price. The view stays the same either way, the budget doesn't."

Schools

Schools in and near British Properties

Catchments are set by address, not by neighbourhood, so treat this as a starting point.

Elementary Westcot Elementary

K to 7. On the lower slopes of the British Properties.

Secondary Sentinel Secondary

Grades 8 to 12. On Chartwell Drive, serving much of the hillside.

Analyst Note

West Vancouver's catchments don't follow sub-area lines, and on the hillside two homes a street apart can fall in different catchments. Confirm the exact address in the West Vancouver Schools School Locator. Programmes like IB and French Immersion have their own enrolment process and limited space.

The Numbers

The British Properties market

The British Properties sees a steady flow of detached sales, but view, lot size and the age of the home drive huge differences in price. Start with the British Properties area snapshot, or ask me for sales on a specific street.
