Ambleside & Park Royal

West Vancouver's walkable east end, from Park Royal to the seawall.

The Short Version

Ambleside is the closest West Vancouver gets to a town centre. The village shops along Marine Drive, the beach and the start of the Centennial Seawalk are a few blocks from Park Royal and the Lions Gate Bridge, so this is the part of West Van where a car becomes optional for a lot of daily life.

It's also where much of West Vancouver's apartment and condo stock sits, which makes it the most common way into the municipality. Up the slope, Sentinel Hill and Cedardale trade the village bustle for detached homes on quieter streets.

What You're Buying

What sets Ambleside & Park Royal apart

The assets, the trade-offs and the details worth checking before you make an offer.

The Village and the Water

Ambleside's pull is daily convenience you can walk to.

The Asset

Marine Drive's village blocks, Ambleside Park and beach, and the Centennial Seawalk, which runs about 1.7 km from the foot of 18th Street to Dundarave Park.

The Trade-off

Walkability and waterfront access come with more density, more traffic on Marine Drive and busier summer weekends than you'll find further west.

Park Royal and the Bridge

No part of West Vancouver is closer to downtown.

The Asset

Park Royal opened in 1950 and is often described as Canada's first covered shopping mall. It anchors shopping on both sides of Marine Drive, and the Lions Gate Bridge is minutes away.

Analyst Note

Parts of the Park Royal area are on Squamish Nation (X̱wemelch'stn) lands, and some properties there are leasehold rather than freehold. Leasehold changes how a home is financed, priced and resold, so confirm the tenure before comparing a listing with nearby freehold sales.

The Widest Range of Homes in West Van

From a one-bedroom near the beach to a view home up the hill.

The Asset

Apartment buildings of every vintage near Marine Drive, older detached and character homes in the flats, and larger lots climbing into Sentinel Hill and Cedardale.

The Opportunity

For buyers who want a West Vancouver address and school district without a detached price tag, an Ambleside apartment is usually where the search starts. In older buildings, the strata documents deserve as much attention as the suite itself.

The Sub-Areas

The MLS® sub-areas in Ambleside & Park Royal

Listings and market stats are reported by these sub-areas, so it helps to know where one ends and the next begins.

MLS® Sub-Area

Ambleside

The village core and the flats between Marine Drive and the water: apartments, older detached homes and the seawall.

MLS® Sub-Area

Park Royal

The east end by the Capilano River and the Lions Gate Bridge, built around the shopping centre, with condo buildings and the quickest bridge access in West Van.

MLS® Sub-Area

Sentinel Hill

North of Marine Drive above Ambleside: detached homes on quieter, sloping streets, many with harbour views.

MLS® Sub-Area

Cedardale

A small pocket of detached homes on the east side near Taylor Way, close to Park Royal and École Cedardale Elementary.

"Ambleside is where I start with buyers who want West Vancouver's lifestyle and schools and want to be honest about budget. The trade-off is density and traffic, not quality of life."

Schools

Schools near Ambleside & Park Royal

Public schools that serve or sit close to the area. Catchments are set by address, not by neighbourhood.

Elementary Hollyburn Elementary

K to 7. The district's Ambleside elementary school.

Elementary École Cedardale Elementary

K to 7. IB and French Immersion, on the east side of West Vancouver.

Secondary West Vancouver Secondary

Grades 8 to 12. The closest of the district's three secondary schools to Ambleside.

Analyst Note

West Vancouver's school catchments don't follow neighbourhood names or MLS® sub-area lines, and two homes on the same street can sit in different catchments. Before you fall for a listing, check the exact address in the West Vancouver Schools School Locator. Grades 1 to 12 admission is limited to in-catchment students, so the address matters.
