The Short Version
North of Horseshoe Bay, the Sea to Sky Highway follows Howe Sound past Lions Bay, Porteau Cove and Furry Creek. These communities are part of the West Vancouver MLS® area but sit outside the District of West Vancouver, and each has its own rules, services and character.
This page covers Lions Bay, Furry Creek, Porteau Cove, Passage Island and the wider Howe Sound sub-area.
Market Snapshot
The Howe Sound market this month
Three numbers that tell you where this part of West Vancouver stands right now.
What You're Buying
What sets Howe Sound apart
The assets, the trade-offs and the details worth checking before you make an offer.
Lions Bay
A small village municipality between the mountains and the sound.
Incorporated as a village in 1971, with about 1,390 residents at the 2021 Census, set on the steep eastern shore of Howe Sound with trails up into the surrounding peaks.
Most Lions Bay homes use individual onsite wastewater systems rather than a central sewer, and water comes from local creeks. Ask about system age, maintenance records and inspection reports early.
Furry Creek and Porteau Cove
Further up the highway, quieter still.
Furry Creek is a golf course community further along Highway 99, and Porteau Cove is a provincial park on the water.
Services, property taxes and school districts here differ from West Vancouver. Confirm all three for the specific property.
Island and Water-Access Properties
A different kind of ownership.
Passage Island and other water-access properties in Howe Sound are reached by boat.
Boat access changes financing, insurance and day-to-day logistics. Lenders and insurers will ask questions a mainland home wouldn't raise, so plan for them early.
