Horseshoe Bay

A ferry village at the end of the road.

The Short Version

Horseshoe Bay is a small waterfront village at West Vancouver's western tip, built around the bay, the marina and the BC Ferries terminal. It's the gateway to Bowen Island, the Sunshine Coast and Vancouver Island, and the start of the Sea to Sky Highway.

Homes range from older detached houses and cottages on the slopes around the bay to smaller strata buildings near the village, with Whitby Estates higher up.

What You're Buying

What sets Horseshoe Bay apart

The assets, the trade-offs and the details worth checking before you make an offer.

Village Life

Small, walkable and built around the water.

The Asset

Cafés, restaurants and the waterfront park in the village, the marina, and Whytecliff Park a short drive away.

The Trade-off

Ferry traffic and summer visitors are part of daily life, especially on long weekends.

The Gateway Location

Ferries, mountains and the city all within reach.

The Asset

Ferries to Bowen Island, the Sunshine Coast and Nanaimo, Highway 99 north to Squamish and Whistler, and the Upper Levels Highway back toward the bridges.

The Opportunity

A strong fit for buyers who split their time between the city and the coast or the mountains.

The Housing Mix

More variety than you might expect for a small village.

The Asset

Older detached homes and cottages, newer view homes up the slope, and a handful of smaller strata options near the village.

Analyst Note

Older homes on steep lots can raise drainage, access and retaining wall questions. Get a thorough inspection and, where it's relevant, a geotechnical opinion before removing subjects.

Schools near Horseshoe Bay

Public schools that serve or sit close to the area. Catchments are set by address, not by neighbourhood.

K to 7. The nearest public elementary school, a short drive east.

Secondary Rockridge Secondary

Grades 8 to 12. On Headland Drive in Caulfeild.

Elementary Eagle Harbour Montessori

K to 5. A Montessori program nearby, with its own enrolment process.

Analyst Note

West Vancouver's school catchments don't follow neighbourhood names or MLS® sub-area lines, and two homes on the same street can sit in different catchments. Before you fall for a listing, check the exact address in the West Vancouver Schools School Locator. Grades 1 to 12 admission is limited to in-catchment students, so the address matters.
