What The Row at MTN Village Is

The Row is the newest collection at MTN Village, a master planned community by Anthem in Central Squamish. Master planned just means one developer designed the whole site together, so homes, green space and commercial buildings work as a set. MTN Village pairs townhomes, condos and rental homes with office, retail and light-industrial space, across from Brennan Park Recreation Centre and about 10 minutes from downtown Squamish. It's the same developer behind Cove at Baden Park in North Vancouver, so if you've looked at that one, the approach will feel familiar.

THE HOMES

The Row offers 2 bedroom + den to 3 bedroom townhomes and duplexes, each with an attached two-car garage. The den is the quiet workhorse here: a home office if you work remotely a few days a week, a guest room when family visits. The garage does what garages do in the Sea-to-Sky, holding the bikes, skis and paddle boards so they don't live in your hallway.

Anthem is describing these as move-in ready, with the first homes arriving this Fall. That's different from a typical presale, where you might wait two or three years. It's worth confirming at registration exactly which homes are complete, and when the rest follow.

THE LOCATION

MTN Village sits across from Brennan Park, with bike paths running along the Mamquam River dike. Downtown Squamish is about 10 minutes away, and the Sea-to-Sky Highway puts you on the road to the North Shore or Whistler. From the Lions Gate or Second Narrows, Squamish is roughly 45 minutes to an hour depending on traffic and weather, so it's a realistic move if you work from home most days, and a harder one if you're commuting to the North Shore five days a week.

WHAT THE $900Ks MEANS FOR YOUR COSTS

This is where the numbers get interesting. A starting price in the low $900Ks lands under two important thresholds for new homes:

  1. GST. New homes carry 5% GST, about $46,000 on a $920,000 home. Under the federal First-Time Home Buyers' GST Rebate, qualifying first-time buyers can get 100% of that GST back on a new home up to $1 million, phasing out to zero at $1.5 million.

  2. Property transfer tax. BC's newly built home exemption fully waives property transfer tax on a new home with a fair market value of $1.1 million or less, if it's your principal residence and you meet the requirements. On $920,000, that's about $16,400 you wouldn't pay.

In plain terms, a qualifying first-time buyer could save roughly $60,000 compared with a buyer who doesn't qualify. Both programs have eligibility rules, including principal residence and occupancy requirements, and the GST rebate requires that you haven't owned a home in the current year or the previous four. WHAT THIS MEANS FOR YOU

My read: The Row is a strong fit for two kinds of buyers. The first is a North Shore renter or condo owner who wants a townhome with a garage but can't make North Shore townhome prices work. The second is a household that has already decided Squamish is home and wants something new and low-maintenance. For both, the trade-off is clear. You get more space and a newer home for your money, in exchange for distance from the North Shore.

Townhomes have been one of the more active parts of the North Shore market this year, which I covered in my look at how townhomes are quietly outperforming the rest of the North Shore market. The Row gives buyers priced out of that segment another option, one highway drive away.

Two things I'd do before deciding. First, drive the commute at the time of day you'd actually make it, in both directions, and ideally once in winter. Second, read the Disclosure Statement, the developer's legal document setting out what's being built and on what terms.
